Yaletown's The Beasley at 399 Smithe reconfigures it's condo suites to make them smaller and more affordable!!
I had dinner last night at Market at the Shangri-la, with a couple members of the sales team for macbulk, who is responsible for the blow out sale of Downtown Condo's at Amacons "The Beasley".
I was glad I was able to sit down with them quietly to discuss my concerns about bringing clients to purchaser a condo, I knew almost all the great suites had been cherry picked when it was originally launched well over a year ago. I remember that they were having a hard time moving the larger 2 bedroom suites and at one point actually were offering realtors a $20,000 bonus to bring purchasers for two bedrooms.
So Amacon went back to the drawing table and reconfigured the two bedrooms into 1 bedrooms and studios..Very smart!!! Seems Amacon realized that the part of the market that still has steam is the affordability. In my opinion anything under $500,000 still moves. I guess the question here is, do all condo suites come with parking and I know the answer, since the starting unit is a studio without parking.
For resale value if you were my client I would highly recommend you purchase a condo with a parking spot. Even if you live in downtown Vancouver and don't drive, I still recommend, buying a suite with parking.
My second thought about the Beasley is now that it is basically a building of small suites. Will it be a highly transient building with people moving in and out even more than usual. I suspect yes. I think I can find you a better condo suite in the downtown core. But I am going over to the presentation centre today to check it out. I will be back to you with my opinion after I see what they have to offer.
